Why It's So Difficult to Sell a House on Your Own
Is It Really That Difficult? Yes.
It’s fun
to watch folks on TV shows explore three new homes in 30 minutes. Once they
choose, well, it looks like someone sold their house in half an hour, too. After an
episode you may even ask yourself, how hard is it to sell your own house? If you do ask, remember the answer: very hard. Really
very hard. Complicated, stressful, and time-consuming. Many
people who try are biting off more than they want to chew, and we want to
explain why.
Even If You Have a Real Estate Agent, Your Plate Will Be Full
Even with
a top agent on your team, you still have major responsibilities as seller.
·
You have to keep the
house show-ready by decluttering completely, including closets and outdoor
areas, and by getting it cleaner than it has ever been, aka
scrubbing-grout-with-a-toothbrush clean.
·
You may have to pack
for and arrange your own move, or you may be searching for/trying to close on
your next home.· You still have a job/meals/kids’ carpool/pets to walk/family obligations/meetings/a need to sleep/a Life.
If You Sell Yourself, Here’s What You Add to That List
These are
things your agent does for you, as a seasoned professional, not as a beginner.
On your own, you’ll be doing them.

Find contractors and
manage their work from start to finish.
· Market the house, which is far more than the For Sale sign. Effective marketing is an ongoing campaign involving ads to target audiences, internet listings and tours, social media marketing, follow-up with respondents, open houses and other showings. And it all requires an informed understanding of what sells a house and of the local market.
· Do, and understand, all the legal research on contracts, standards, loopholes, and unforeseen issues.
· Price the house appropriately. There are websites that help with this, but they don’t look around your house and location with experienced eyes that understand what is unique, valuable, or problematic
· Negotiate contracts with your buyers and their agent. Do you know what is and is not negotiable between sellers and buyers? Can you negotiate coolly when a lot is at stake, reading/using body language and thinking on your feet like a trained pro?

agent has the know-how to sell your house faster for more, while taking ongoing
responsibilities off your shoulders The
selling/buying process still comes with hard work and maybe even some
headaches, and that’s all the more reason to preserve your downtime and family
